The first acre matters most. Homes on 1 to 2.5 acres sold for a median $142,500 more than homes on under an acre, and $61 more per square foot. Past 2.5 acres, price per square foot levels off at about $412.

Lot size Homes sold Median sale price Median price per sq ft Median home size Median days on market
Under 1 acre 42 $845,000 $375 2,384 sq ft 30
1 – 2.5 acres 54 $987,500 $436 2,214 sq ft 21
2.5 – 5 acres 53 $981,000 $412 2,644 sq ft 29

Sales from November 2025 to October 2026 with a lot size recorded in the MLS (182 of 209). Homes on 1 to 2.5 acres also sold fastest, at a median 21 days.

How Fast Valley Center Homes Sell by Price Range

The middle of the market sped up the most. Homes between $750,000 and $1.25 million, 71% of all sales, went from a median 36 days on market to 22.5. Homes over $1.25 million slowed, and one in four sat more than 90 days.

Price range Share of sales Median days on market (this year) Median days on market (last year) On market over 90 days (this year)
Under $750K 12% (25 homes) 18 22 20%
$750K – $1.25M 71% (148 homes) 22.5 36 14%
$1.25M+ 17% (36 homes) 38.5 31 25%

If your home is priced above $1.25 million, plan for a longer sale and price it carefully from day one.

Why the First Two Weeks Matter Most

The longer a Valley Center home sat, the further below its original asking price it sold. Homes that sold within 14 days got a median 100% of their original list price. Homes on the market past 60 days sold for about 94%, a median $54,000 to $70,000 under where they started.

Days on market Homes sold Median sale price as % of original list Sold at or above original list Median amount under original list
0 – 14 days 70 100.0% 73% $0
15 – 30 days 46 98.2% 39% $17,450
31 – 60 days 32 98.5% 41% $16,000
61 – 90 days 27 94.1% 4% $53,900
Over 90 days 34 94.6% 9% $70,275

Sales from November 2025 to October 2026, comparing each home's final sale price with its original list price.

New Construction vs. Older Homes in Valley Center

Newer homes were the most affordable way into Valley Center this year. Homes built in 2018 or later sold for a median $799,500, mostly on small planned-community lots of about an eighth of an acre. About half of them (23 of 44) were in Park Circle. They also took longest to sell, at a median 38 days.

Year built Homes sold Median sale price Median price per sq ft Median lot size Median days on market
2018 or newer 44 $799,500 $378 0.12 acres 38
2000 – 2017 46 $1,217,000 $400 2.4 acres 21
1980 – 1999 76 $997,500 $411 2.6 acres 20.5
Before 1980 43 $860,000 $447 2.6 acres 34

Older homes earned the highest price per square foot because they tend to be smaller homes on full-size Valley Center lots. Buyers are paying for the land as much as the house.

Park Circle vs. the Rest of Valley Center

Park Circle homes took much longer to sell this year. The median Park Circle resale sat 60 days, nearly twice last year's 32 and three times the rest of Valley Center. Prices held at a median $750,000, while price per square foot rose about 10%.

Area Homes sold (this year) Median sale price Median price per sq ft Median days on market (this year) Median days on market (last year) Sold within 14 days
Park Circle 23 $750,000 $376 60 32 9%
Rest of Valley Center 186 $987,000 $412 21 31 37%

Park Circle sales are those on Park Circle Way, Heritage Lane, Silo Lane, Old Dairy Way, Gray Hawk Way, Autumn Court, Harvest Court, Farm Creek, Rosie Court and Pasture Court. With 23 sales, one or two slow listings can move the Park Circle numbers. For more on the neighborhood, see our Park Circle real estate guide.

Valley Center Homes for Sale Right Now

As of November 2, 2026, Valley Center has about four months of inventory, but supply depends heavily on price. Homes under $750,000 have under two months of supply, while homes over $1.25 million have more than seven.

Price range Homes for sale Sales in the past 12 months Months of supply
Under $750K 4 25 1.9
$750K – $1.25M 43 148 3.5
$1.25M+ 22 36 7.3
All homes 69 209 4.0

Another 17 homes are pending or under contract. The 69 homes for sale have a median asking price of $1,055,000 and have been listed a median 40 days. 38% have already cut their price. Months of supply is the number of homes for sale divided by the average number sold per month; the for-sale count includes coming-soon listings.

Valley Center Home Prices by Quarter

Prices dipped to about $900,000 for three quarters starting in mid-2025, then climbed through 2026. Spring is the busiest season: the second quarter of 2026 had the most sales of any quarter in the two years.

What This Means If You're Selling in Valley Center

Well-priced homes are selling quickly, but buyers aren't paying more than last year. That makes the opening price the most important decision you'll make.

  • Price it right from the first day. Homes that sold in their first two weeks got a median 100% of their original asking price. Homes that sat past 60 days sold for about 94%, typically $54,000 to $70,000 less.
  • Your land is part of the price. A home on 1 to 2.5 acres sold for a median $142,500 more than one on under an acre. A good valuation looks at usable acreage, not just square footage.
  • Above $1.25 million, expect a longer sale. Those homes took a median 38.5 days, and there are more than seven months of supply in that range right now.
