Touchstone Communities, the developer, sold their last new construction homes roughly 18 months ago and closed their on-site sales offices. The neighborhoods — Heritage Lane, Trailside, Seasons, Sundance, Kyra, Wildflower, Summer, and The Porches — are all fully built and occupied. There is no more developer inventory. There are no more model homes selling at builder prices. There are no more builder incentives competing with resale homes.

This is a meaningful shift, and it works in favor of current Park Circle homeowners thinking about selling. Let me explain why.

Here's the honest, insider version of what selling a Park Circle home actually involves today — and why this moment in Park Circle's market history is genuinely a favorable one for sellers who do it right.

Reality #1: Park Circle Is Now a True Resale Market

When Park Circle was actively under construction, resale sellers had to compete with the developer's model homes — newer finishes, builder warranties, builder financing incentives. That changed when the developer sold out.

Today, when a buyer wants to live in Park Circle, they have exactly one option: buy a resale home from a current owner. There's no developer steering them to brand-new inventory. There's no builder financing offer pulling them toward new construction. There's no model home tour designed to make resale homes look dated.

This changes the dynamic in three significant ways:

1. The supply is now fixed. Park Circle has roughly 632 homes total across all neighborhoods. That's the entire inventory, ever. New homes are not coming. When buyers want Park Circle, they're buying from existing owners — and at any given time, only a small percentage of those owners are selling.

2. Buyer demand stays consistent while supply is capped. The amenities, location, schools, and community lifestyle that attracted buyers during the development phase haven't gone away. If anything, the community is more mature, more proven, and more attractive now than it was three years ago. But supply is finite.

3. Comparable sales are now real comparable sales. When the developer was selling new construction at one price and resale was happening at another, comps were complicated. Today, every Park Circle sale is a true resale comp. Pricing is cleaner. Market signals are clearer.

Reality #2: Your Specific Neighborhood Within Park Circle Matters

Park Circle isn't one market — it's eight builder neighborhoods, each with different products, different price points, and different buyer pools.

Heritage Lane (The Porches by Beazer) sells at the highest per-square-foot prices in Park Circle but at smaller absolute prices because the homes are compact. Sundance (KB Home) has the larger lot product where the $1M+ pending sales are happening. Trailside (Beazer), Seasons (Richmond American), and Kyra (Meritage) each have their own pricing dynamics.

If your agent doesn't know which neighborhood you're in, or doesn't differentiate strategy based on that, that's a real problem. Buyers do know the difference. Comparable sales must be from your specific neighborhood — not just "Park Circle." Reality #3: HOA Dynamics Are a Real Conversation

Park Circle has a meaningful HOA with three private recreation centers (The Hangout, The Lookout, The Back Porch), pools, fitness centers, dog parks, 4.4 acres of private community parks, and 8+ miles of trails. The HOA fee is part of every buyer's monthly payment calculation, and it's part of every conversation.

When you sell, expect buyers to ask:

  • What's the current monthly HOA fee?
  • What does it actually include?
  • Have there been recent fee increases?
  • Are there any special assessments coming?
  • What are the rules around exterior modifications, paint colors, landscaping changes?
  • Are there restrictions on rentals, short-term rentals, or home-based businesses?
  • What's the HOA's financial reserve position?

You'll need to provide HOA documents (CC&Rs, financial statements, meeting minutes, rules and regulations) during the disclosure period. Buyers will read these. Good buyers will read them carefully.

Insider tip: Park Circle sellers who can articulate the HOA value-add positively — the amenity access, the maintained common areas, the consistent community standards — close deals faster than those who treat the HOA as an obstacle. Frame it as a feature, not a fee. The HOA is part of why buyers want Park Circle in the first place.

Reality #4: Pricing in the First 7 Days Determines Everything

This is true everywhere, but it's especially true in Park Circle for one specific reason: there's significant buyer attention on this community, but buyers are sophisticated.

Many Park Circle buyers are:

  • Relocating professionals comparing master-planned communities in Southern California
  • Move-up buyers from elsewhere in San Diego County who've done their research
  • Out-of-state buyers from Arizona, Texas, the Northeast, and the Midwest
  • Investors evaluating multiple opportunities
  • Families who've toured the community and decided this is where they want to live

These buyers know what Park Circle homes are worth. They've looked at Zillow, Redfin, LiveParkCircle.com, and probably driven the community on a weekend. If your home is priced ambitiously, they notice. If it's priced sharply, they notice that too — and they move fast.

  • Landscape that's been recently refreshed — front and back
  • Outdoor space that shows lifestyle (patio set, fire pit, outdoor entertaining areas)
  • Light fixtures and hardware that don't date the home
  • No deferred maintenance (touch-ups, caulking, doors that don't quite close)
  • Professional photography with drone footage of the community

You don't need to renovate. You need to present.

The cost-benefit math: Park Circle homes that present beautifully sell for $20,000 to $60,000 more than otherwise-identical homes that don't. The cost of getting there is typically $5,000 to $15,000. The ROI is consistent.

Reality #6: Timing Matters — But Not the Way Most People Think

There's a common belief that you should sell in spring. There's truth to that statewide, but in Park Circle specifically, the pattern is different.

Park Circle homes sell year-round because the community attracts:

  • Military relocations (no seasonal pattern)
  • Out-of-state buyers from Arizona, Texas, the Northeast (often winter buyers escaping snow)
  • Year-round Southern California climate buyers
  • Spring families (the more traditional pattern)
  • Investor buyers (anytime)

When a community sells out — like Park Circle has — the dynamic flips:

  • The buyer pool concentrates on resales. Every buyer who wants Park Circle is now a potential buyer for your home.
  • Pricing power shifts to sellers. Without builder pricing as a ceiling, the market establishes its own price discovery — and in desirable communities, that often means higher prices than during the development phase.
  • The "newness premium" fades. A 2-3 year old Park Circle home today is functionally equivalent to a new one from the buyer's perspective. The differentiator becomes condition and lot quality, not age.
  • Community maturity becomes an asset. Established landscape, lived-in trails, active community events, full HOA programming — these are all things newer developments don't have yet. Park Circle has them now.
