What this tells us: San Marcos is a competitive seller's market with limited inventory and homes selling quickly at close to list price. The median home buyer is paying $1.18 million for a home that goes pending within a month.
The Two San Marcoses: Understanding the 92078 vs 92069 Divide
San Marcos has two ZIP codes, and they represent meaningfully different markets:
92078 (Southern San Marcos) — This is the newer, higher-priced section of San Marcos. It includes San Elijo Hills, the master-planned communities, much of the area south of Highway 78, and the south-facing hillside neighborhoods. Homes here are generally newer (built 1995-present), larger, and trade at higher per-square-foot prices.
92069 (Northern San Marcos) — This is the more established section of San Marcos. It includes Cal State San Marcos area, much of downtown, older established neighborhoods around Twin Oaks Valley, Discovery Hills, and the area north of Highway 78. Homes here are typically older, more varied in style, and offer better value per square foot.
Neither ZIP code is "better" — they serve different buyer profiles. Understanding which one matches your needs (or which one your home is in if you're selling) is the first step in San Marcos real estate.
The Major San Marcos Sub-Markets
San Marcos is not one neighborhood. It's a collection of distinct sub-markets, each with its own character, price points, and buyer pool. Here's the honest breakdown:
San Elijo Hills (92078)
The crown jewel of San Marcos. A master-planned community in the southern hills with sweeping coastal views, a town square, top-rated schools, and a strong community identity. Homes here are typically 2,500 to 4,500 square feet, built 1998-2010, and command premiums for view positions. Recent sales in San Elijo Hills have ranged roughly from $1.4M to $2.5M+, with view lots and larger floor plans pushing $3M+. The community walkability, schools, and amenities drive consistent buyer demand.
Lake San Marcos (92078)
A unique waterfront and lifestyle community built around two lakes. Mixed product types including single-family homes, townhomes, and condos. Strong retiree and 55+ presence in certain sections, family neighborhoods in others. Lakeside positions command significant premiums. Lake San Marcos offers something genuinely rare in inland North County — actual lake living. Recent sales have ranged broadly from the $700Ks for smaller homes and condos to $2M+ for premium lake-adjacent estates.
Discovery Hills (92078)
An established hillside community in southern San Marcos. Single-family homes, generally 2,000-3,500 square feet, with strong views and good lot sizes. Sub-market within Discovery Hills includes streets like La Casa Drive, La Sombra Drive, La Reina Drive, and Vega Way. Recent sales typically range $1.0M to $1.6M. Discovery Hills is one of the most consistent value sub-markets in San Marcos.
Twin Oaks Valley (92069)
A more rural-feeling area in the northwestern part of San Marcos, including the Twin Oaks Valley Road corridor. Larger lots, some equestrian and agricultural-zoned properties, and a more "country" feel than the master-planned communities. Buyers seeking acreage, privacy, or horse properties often gravitate here. Pricing varies widely based on lot size and land use, but recent transactions include properties from $1.0M to $3M+ for larger acreage estates.
Old San Marcos / Downtown (92069)
The original San Marcos neighborhoods near downtown, the Civic Center, and the historic commercial core. A mix of older single-family homes (1960s-1980s), some newer infill, and proximity to the restaurant district and revitalized downtown areas. Recent sales tend to range $750K to $1.2M depending on home size, lot, and condition. This is one of the best entry-points to San Marcos for buyers.
Cal State San Marcos Area (92069)
Neighborhoods surrounding California State University San Marcos including parts of Barham Drive, Craven Road, and surrounding streets. Strong university influence — faculty, staff, and student families. Rental investment activity is meaningful here given the university's enrollment. Recent sales typically range $700K to $1.4M.
Coronado Hills / Richland (92069)
Established hillside neighborhoods in the northern part of San Marcos. Good views, established landscape, and family-oriented streets. Recent sales include homes from $900K to $1.5M+ depending on size and view position.
San Marcos Highlands and the Northern Hillsides (92069)
Newer construction and infill in the northern hills, including Casino Knoll, Country Manor, and the Hillside Drive corridor. Recent sales have ranged from $1.1M to $2M+ for the larger custom and semi-custom homes.
What's Driving San Marcos Home Values in 2026
Looking at the 379 sales over the past year, several patterns stand out:
1. Price-per-square-foot is the single best comparable metric. San Marcos homes sold between $89 and $891 per square foot over the past year. That enormous range reflects the diversity of the market. Within any one sub-market, the per-square-foot range is much tighter — usually $400-$700 per square foot for established neighborhoods.
2. The luxury market is healthy. 38 San Marcos homes sold over $2 million in the past 12 months, including the highest sale at $4,200,000 (939 Pearl Drive, a 6,365 sqft estate). The high-end market is genuinely competitive — sellers with the right product and pricing strategy are finding qualified buyers.
3. The entry-level market under $800,000 is tight. Only 27 San Marcos homes sold below $800,000 over the past year, and most of those were either smaller homes (under 1,500 sqft), older homes needing work, or specialty properties like mobile/manufactured homes in the El Norte Parkway corridor. Genuine entry-level traditional homes are rare — and they sell fast.
4. 30 days on market is the norm. The average San Marcos home sold within 30 days of listing. Properties that sit longer (60+ days) typically reveal pricing issues that needed addressing. The 24-day average DOM for currently pending homes confirms the market continues to move quickly.
5. The 98.8% list-to-sold ratio shows accurate pricing. San Marcos sellers are pricing their homes correctly. The market isn't a feeding frenzy at 105% over list, nor is it a depressed market at 90% under list. It's a healthy, mature market with realistic pricing and reasonable buyer behavior.
The Current San Marcos Listing Landscape
As of mid-June 2026, here's what's available on the San Marcos active home search:
Top of market: 6 homes listed over $2.5M, including a 9,519 sqft Sunshine Mountain Road estate listed at $6.995M. The luxury inventory is small but high quality.
Mid-market ($1M-$2M): 50+ homes — the deepest part of the market. This is where most San Marcos sales are happening. Active inventory in this tier turns over consistently.
Sub-$1M: 10 homes — historically tight. Buyers at this price point need to be ready to move quickly when something comes on market.
Pending sales: 40 homes pending. This pipeline of in-progress transactions tells us the market remains active and well-functioning. There's no slowdown.
San Marcos for Buyers: What You Should Know
If you're considering buying in San Marcos, here's the honest version:
Be financially ready before you start looking. With a median sale price of $1.18M, San Marcos requires meaningful down payment capacity, strong credit, and pre-approval from a qualified lender. You'll need to be ready to write an offer the same day you see a home.
Know your sub-market. Don't shop "San Marcos." Shop "Discovery Hills" or "San Elijo Hills" or "Twin Oaks." Each sub-market has its own pricing dynamics and buyer pool. A great agent will help you understand which sub-market actually fits your goals and budget.
Plan for 30 days from offer to close. This is the typical timeline. Inspection, appraisal, loan processing, closing — it all has to happen in roughly that window.
Expect to compete. Homes priced sharply often have multiple offers within the first week. Be prepared to make your strongest offer first, or accept that you'll lose some homes you wanted.
Consider the schools. San Marcos Unified School District serves most of the city, and school assignments meaningfully affect home values. The San Marcos Unified district consistently performs well and is a factor for family buyers.
San Marcos for Sellers: What You Should Know
If you're considering selling in San Marcos, the news is generally good — but execution matters more than ever:
Price accurately from day one. The 98.8% list-to-sold ratio means San Marcos buyers will reward fair pricing with quick offers. They'll punish overpricing with extended days on market and eventual price reductions that often net less than a smart initial price would have.
Presentation matters. San Marcos buyers have options. They've toured multiple homes. The home that looks move-in ready, professionally photographed, and properly staged will outperform the home that needs imagination. - Geography: The hillside and view positions across San Marcos create more pronounced "view premium" pricing dynamics than the flatter parts of Escondido or Vista.
