Why do I need a home inspection?

I often get the question, “Why do I need to pay $375 for a home inspection?” That is a very legitimate question and one that needs to be answered before forking over that much money. A home inspection covers that five major components of a home: the roof, foundation, electrical, plumbing, and appliances. A licensed home inspector will thoroughly inspect all five components and provide the homeowner with a thorough report of his/her findings. The home inspector will also tell the soon-to-be-homeowner exactly where the main water shutoff is located, where the gas shutoff is located, what the current water pressure is and where the water pressure regulator is located. That certainly is not the extent of all the information that is communicated to the homeowner, rather just a summary of the main points. A home inspector will will open and close every door and window, check every receptacle (outlet), operate every appliance to make sure it runs correctly and inspect the roof to make sure there aren’t any broken tiles or leaks. Basically, a home inspector goes through the entire home with a fine toothed comb and makes the homeowner aware of everything that came up.There are many home inspection companies to choose from in San Diego County. The company I always recommend to my clients is Buyer’s Protection Group (BPG). My inspector of choice is Dave Jobe, who has personally completed over 3,500 home inspections.
